Mid-October Is Philadelphia’s Sweet Spot for Homebuyer Bargains, Redfin Says

PHILADELPHIA — Homebuyers hunting for leverage should pay attention to the calendar. Mid-October is the sweet spot for buyer bargains in Philadelphia, according to an analysis by Redfin.

The finding lands as sellers show flexibility. Nearly 37 percent of Philadelphia listings had price cuts as of August data, with 36.9 percent of homes seeing reductions, Redfin reported.

Fewer competing buyers in the fall also helps. Families with school-age children have largely finished moving, leaving motivated sellers facing a thinner field.

That combination gives buyers room to negotiate on price, closing costs and contingencies that were nonstarters during the spring frenzy.

Local agents say well-priced homes in desirable neighborhoods still move quickly, so bargains favor prepared buyers with pre-approval letters and flexible timelines.

Buyers should still do the math on monthly payments. Mortgage rates and property taxes shape affordability more than the sticker price over time.

For sellers, the data is a signal to price realistically from the start rather than chasing the market down with repeated cuts.
