A Neighborhood by Neighborhood Look at Philadelphia Rent Prices

PHILADELPHIA — Rents across the city stretch across a wide range, with some neighborhoods averaging more than three times the cost of others, according to 2026 listing data compiled by RentCafe. The figures are averages drawn from rental listings, which means they can swing with the mix of units on the market, but they paint a useful picture of where the city stands this year.

At the top of the range sit some of the city’s most established luxury pockets. Hawthorne averages about $3,610 a month, Society Hill about $3,495, and the Navy Yard about $3,460, according to RentCafe. University City, driven by student and medical-center demand, averages around $3,342 a month, the highest figure in West Philadelphia.

Center City remains the city’s rent core, with variation inside it. Center City West averages roughly $2,884 a month, Rittenhouse Square about $2,578, and Logan Square around $2,486. Market East and Old City sit in the low to mid $2,000s, while Washington Square West comes in just under $2,000 at about $1,967.

The neighborhoods east and north of Center City show their own gradient. Fishtown and Northern Liberties both average about $2,060 a month, according to the RentCafe figures. Spring Garden sits near $2,237, Callowhill around $2,017, and nearby Olde Kensington and East Kensington land in the $1,700 to $2,200 range.

South Philadelphia is among the steadiest stretches. Passyunk Square averages about $2,476 a month. Point Breeze, farther south, is far more affordable at roughly $1,586. Packer Park, near the sports complex, sits near $1,775. The Eastwick area of Southwest Philadelphia averages about $1,329.

West Philadelphia splits between campus-driven prices and long-term residential blocks. University City’s average of about $3,342 reflects luxury and student housing, while Spruce Hill averages around $1,936, Cedar Park about $1,219, and Cobbs Creek roughly $1,278, according to RentCafe. Powelton Village averages near $2,623.

The Northwest follows the Roxborough and Manayunk corridor pattern. Manayunk averages about $2,265 a month. Chestnut Hill sits near $1,900, Germantown around $1,517, and East and West Mount Airy in the low $1,400s to low $1,500s.

North Philadelphia and the Northeast generally post the city’s lowest averages. Frankford averages about $1,159 a month, Ogontz around $1,102, and Olney near $1,282. Kensington averages about $1,571, while nearby Norris Square sits near $1,799.

A few caveats matter for anyone using these numbers. RentCafe’s figures are averages across all listing types in each neighborhood, so a mix of new luxury buildings can lift an area’s average well above what a typical rowhome rental costs. Individual rents also vary by bedroom count, amenities, and building age, so these are starting points, not quotes. Figures reflect listing averages as of fall 2026 and update continuously.

The broader market context is worth noting as well. Nationally, Zillow reported that the typical American renter paid $1,948 a month in August 2026, which suggests many Philadelphia neighborhoods still sit below or near the national norm even as the city’s premium areas run far above it.
